A use that would not be appropriate generally, or without restriction through the zoning district but which, if controlled as to number, area, location, or relation to the neighborhood, would promote the public health, safety, welfare, order, comfort, convenience, appearance, prosperity or general welfare. Such uses may be permitted in such zoning districts as special permits, where specific provision for such special permits is made in a Town zoning bylaw or City zoning ordinance.
Some types of land uses are only allowed with approval of a Special Permit. Some of these uses include churches and schools. The Zoning Ordinance specifies which uses require Special Permit approval. Special Permits may be reviewed by the Planning Commission or the Zoning Administrator, as specified in the Zoning Ordinance.
