Modification works carried out on an asset to restore it to acceptable condition. Some refurbishment works do not extend the life of the asset, but are necessary for the planned life to be achieved.

Refurbishment (restoration) is the process of major maintenance or minor repair of an item, either aesthetically or mechanically.
